Next, understand that success in a real estate sales career hinges upon focus and quality service, and the best way to deliver these is to have a niche market that you target exclusively. You can specialize in new construction, or in log cabins, or in homes that sell for at least $500,000, or something else. Whatever you choose, by being selective like this you become an expert in that niche and can provide great service with your vast knowledge. Also, you can have a far greater focus for your marketing, and this will save you a lot of money in that department. It will be easier for you to develop marketing materials and then revise them as you need to to adapt to changing circumstances. You will also waste less marketing money.

Speaking of marketing, a real estate career certainly requires that you be very good at this. Decide upon a marketing budget and stick to it. Needing work within budgetary constraints keeps you from breaking your own bank and gives you an incentive to carefully plan out your campaigns and marketing materials. Some agents have great success by sending out five-year-anniversary mailers, while others reap great rewards from TV and radio shows. Don't forget about the modern methods of using Google AdWords and online videos as well. Just remember that a real estate sales career should be something you enjoy, because for success you're going to need to work lots and lots of hours--this is not a mere 40 hour per week job. As a knowledgeable real estate agent, you will have a very lucrative real estate career regardless of the market. Just as great investors profit even in down markets, a great real estate agent does the same.
